This traditional French Pavillon is situated in L’Aube, in the Champagne-Ardenne, close to the border with Yonne in Burgundy. The property occupies a quiet location at the end of a little-used lane, which has one other property, on the edge of a small village.
The house is set well back from the lane and sits on 7200 square meters of garden and paddock. There is ample parking/turning space. The property is surrounded by farmland and at 800 meters is a deciduous forest with numerous paths for walking, horse-riding or cycling. A lovely setting.
The house was built circa 1970 and has the living accommodation on the second floor, with a garage and basement rooms below. It is in good condition and benefits from new electrics throughout and new plumbing for the most part.
The living area consists of a kitchen fitted with hand-crafted oak cupboards, built-in ‘fridge, built-in oven, and separate induction hob. There is an attractive folding/sliding door separating the kitchen area from the double aspect lounge/diner, with French doors to a balcony - a lovely spot for catching the sun and enjoying the lovely view and a leisurely drink.
There are 3 double bedrooms, 2 of which have built-in wardrobes and a spacious
bathroom with bath, toilet and basin unit. There is also a separate toilet.
The attic space is insulated. Heating is from recently installed inertia radiators, which are programmed individually for efficient heating, but which can be connected to a central controller if desired. The windows and French doors are double-glazed.
There is a Sky satellite dish and the internet is available.
Downstairs there is a spacious garage/workshop area; a large utility room with recently installed water tank/heater, plumbing for a washing machine and numerous sockets for white goods such as ‘fridge, freezer, drying machine, etc.; a storage room (which could be converted to living accommodation) and a cellar. Numerous new electrical sockets have been installed throughout the basement area, making it a very useful area for hobbies, DIY, small business, etc.
Separate from the house is a modern recently re-roofed barn of about 162 square meters, fitted with a new sliding door with personal door. It has a vehicle inspection pit. There are 3 former pony stables (no doors). There is a mezzanine upper floor over the stables, useful for storage. The barn has an opening at the back, giving access to a small fenced paddock, which can be used for keeping animals, such as ponies, dogs, chickens, etc. The barn has overhead lighting, electrical points, and an inside water tap.
In addition, there is a pretty cottage built from local stone, which needs restoration. It
consists of a kitchen, living room, 1 bedroom, and bathroom with attic space above.
The village boasts a mushroom farm, with a shop selling fresh mushrooms all the year round and products combining mushrooms and other local produce, which make lovely presents for family and friends. The friendly little town of Chaource is 6 km (3.7 miles) away and has all the usual commercial facilities, including a supermarket, bank, chemist, schools, new health center and veterinary practice, etc. The town of Troyes (famous for its clothes boutiques and sales) is about 37 km away. There are vineyards only 20 minutes’ drive away and the lovely town of
Chablis is 35 minutes away. Not forgetting the bubbly champagne, whose vineyards start little more than an hour’s distance.
A lovely secluded property, suitable for all the year round or seasonal occupation, with potential to develop further - gîtes, small business, animal breeding, etc.
